1121
AN ORDINANCE AMENDING THE ST., LOUIS PARK ORDINANCE CODE RELATING
TO PRELIMINARY AND FINAL PLATS FOR THE SUBDIVISION OF LANDS IN THE
CITY OF ST. LOUIS PARK, AMENDING SECTION 6:307, ENTITLED " MINIMUM
SUBDIVISION DESIGN STANDARDS" PARAGRAPHS L AND P.
THE CITY OF ST. LOUIS PARK DOES ORDAIN:
Section 1. Section 6:307 L of the St. Louis Park Ordinance Code entitled "Minimum
Subdivision Design Standards" is amended to read:
(L) Easements
(1) Provided for Utilities Easements at least 12 feet wide, centered on
rear and other lot lines, shall be provided for utilities where necessary
and shall be granted to the City by appropriate language in the owner's
certificate. They shall have continuity of alignment from block
to block, and at deflection points easements for pole -line anchors shall
be provided where necessary. Easements shall be provided along property
lines from utility easements on rear lot lines to rights-of-way
so as to provide for a street light interval not to exceed 500 feet.

Provided for Drainage. Easements shall be dedicated for property
over and along each side of the center line of any creek, water course,
drainage channel or pond whether or not shown on the Comprehensive
Plan, to a width sufficient for the purpose of widening, deepening, sloping,
improving or protecting the bed, bank, and flood plain for drainage,
parkway and other uses; and to provide for storm water runoff and the
installation and maintenance of storm sewers, and they shall be granted
to the City by appropriate language in the owner's certificate.
Section 2. Section 6:307 (P) of the St. Louis Park Ordinance Code entitled
"Minimum Subdivision Design Standards" is amended to read:
(P) Lots.
(1) Location. All lots shall abut by their full frontage on a publicly dedicated
street or a street that has received legal status as such.
(2) Size. The lot dimensions in subdivisions designed for single - family
detached dwelling use shall not be less than the minimum dimensions
required to secure the minimum lot area specified in the Zoning Ordinance
of the City of St. Louis Park.
(3) Butt Lots. Butt lots shall be platted at least five feet wider than the
average width of interior lots in the block.
(4) Side Lot Lines. Side lines of lots shall be substantially at right angles
to the street line.

(5) Water Courses. Lots abutting upon a water course, drainage way, channel
or stream shall have an additional depth or width, as required, to assure
building sites that are not subject to flooding. No part of any lot shall
be platted within the F-1 Flood Plain District, unless said flood plain
area shall be left nearly as possible in its natural state and no clearing,
filling, grading, or other changes in the natural contours shall be done
except that required or authorized under the subdivision contract or
by special permit.
(6) Natural Features. In the subdividing of any land, due regard shall be
shown for all natural features, such as tree growth, water courses,
historic spots or similar conditions, which if preserved will add
attractiveness and stability to the proposed development.
(7) Lot Remnants. All remnants of lots below minimum size left over
after subdividing of a larger tract must be added to adjacent lots, rather
than allowed to remain as unusable parcels.
Section 3. This ordinance shall take effect fifteen days after its publication.

ARDS" PARAGRAPHS L AND P
THE CITY OF ST LOUIS PARK DOES
ORDAIN
Section 1 Section 6 307 L of the St Louis
Park Ordinance Code entitled "Minimum
Subdivision Design Standards" is amended to
read
(L) Easements -
