LOUIS PARK ORDINANCE CODE, RELATING TO DIVISION AND CONSOLIDATION DESCRIPTIONS OF PLATTED LANDS THE CITY OF ST. LOUIS PARK DOES ORDAIN: Section 1. That the Section 6:314 A of the St. Louis Park Ordinance Code entitled "Division and Consolidation oflndividualLots of Recorded Plats Authorized" is hereby amended to read as follows: Section 6:314. (A) Division and Consolidation of Individual Lots of Recorded Plats Authorized. or purposes of conveying or securing building permits, Section 6:300 to 6:313 shall not apply to the division of one or more lots platted into lots and blocks and designated in a subdivision plat on file and of record in the Office of the Register of Duds or Registrar of Titles of Hennepin County, into one or more separately des cribed tracts, nor shall said ordinance apply to the consolidation of two or more such platted lots or parts thereof into oic or more tracts, upon compliance with the following conditions: (1) The owner or owners of such platted lots or lots to be so divided, shall in the office of the City Building Inspector file a proposed survey plat or registered land survey of the lot or lots to be divided or con- solidated. Such plat or survey shall show the dimen- sions of said lots as measured upon the recorded plat, and also the proposed division thereof. A written description of the separately described tract or tracts which will result from the proposed division or consolidation shall be filed with such plat or survey, and (2) The separately described tract of land to be conveyed or designated for building permit purposes by reason of such division or consolidation as described upon said proposed plat or registered land survey, shall not be less than dimensions required to secure the minimum lot widths and minimum lot areas as specified in the St. Louis Park Zoning Ordinance, and (3) As a result of such division or consolidation as here- in authorized, no remaining part of an original sub- division lot shall become a separately described tract having less than the minimum dimensions required to A • • secure the minimum lot widths and the minimum lot areas as specific3 in the St. Louis Park Zoning Ordinance, and (4) For any separately described tract which is the result of a division or consolidation as herein authorized and which is a corner lot and which shall have its front yard on a different street by reason of such division or consolidation, the minimum front yard requirement for the zoning district in which such tract i:, located shall apply to both street frontages, or where applicable such minimum front yard requirements as set forth in Section 6.173. 4 of the Zoning Ordinance shall apply on both streets. Section 2.
