AN ORDINANCE AMENDING THE ST. LOUIS ?ARK
ZONING ORDINANCE CHANGING BOUNDARIES OF
ZONING DISTRICTS
THE CITY OF ST. LOiJIS PARK DOES ORDAIN:
Section 1. The St. Louis 7.1`ark Z Dning Ordinance adopted December
28, 1959, Ordinance No. 730, as heretofore amended, is hereby further
amended by changing the zoning district boundaries by reclassifying the
following described land, to -wit:

Parcel #1. That part of the Northeast 1/4 of the Southeast 1/4
of Section 6, Townshi2 28, Range 24. West of the 4th 'Principal
Meridian bounded as follow:.: Beginning at a point on the
Northwesterly line of Lot 1, Block 1, Hanke's Minikanda Terrace,
.which point is 3 feet Southwesterly as measured along the North-
westerly lint of said Lot 1 from the Northwest corner thereof;
thence Northeasterly along the Northwesterly line of said Lot 1,
and same extended, a distance of 78. 3 feet, and which point is the
actual point of beginning of the tract of land hereby to be described;
thence Southeasterly at right angles a distal cc of 190.1 feet; thence
East a distance of 48 feet, more or less, to a point on the West line
of France Avenue South, as the same is now laid out and constructed,
which point is 153.2 feet north as measured along the West line of
France Avenue South and the East line of Lot 46, Block 1, of said
Hanke's Minikanda Terrace from the Southeast corner of said Lot 46;
thence North along the West line of said France Avenue South a distance
of 32. 55 feet, more or less, to a point on a line, said line being
described as follows: Commencing at a point of intersection of
the center of Excelsior Avenue South with the East line of said Section
6; thence Southwesterly along the center of said avenue 316.5 feet;
thence Southeasterly at right angles with said avenue on a straight
line to athe point of intersection of said line with the West -line of
France Avenue, and which point is the point above referred to; thence
Northwesterly along said last described line a distance of 207 feet, more
or less, to a point on the extension Northeasterly of the Northwesterly
line of sail Lot 1, Block 1, Hanke's Minikanda Terrace; thence South-
westerly at right angles and along said extended line a distance of 52
feet, more or less, to the point of beginning; excepting, however,
therefrom the Northwesterly 17 feet taken for street opening of Excelsior
Boulevard and included in the condemnation proceedings in the District
Court of Hennepin County, Minnesota, and recorded in Book 307 of
Miscellaneous Records, Page -612, and including any part of France
Avenue adjoining said premises heretofore or hereafter vacated,
the fcc of which is now owned by the grantor. Said premises are hereby
conveyed subject to an casement for driveway purposes as created by
deed recorded in the office of thc Register of Deeds of Hennepin
County, Minnesota, as document X12647512.
Parcel #2. That part of the Northeast Quarter of the Southeast
Quarter (NE a of SE'**) of Section Six (6), Township Twenty-eight,
O (28), Range Twenty-four (24) West of the Fourth (4th) Principal
Meridian described as follows: Commencing at a point in the center
of Excelsior Avenue, as said Avenue is laid out and traveled across
said tract, said point of commencement being 316.5 feet Southwesterly
measured along the center line of said Aver.'ie from the point of inter-
section of the center of said Avenue with the East line of said Section
6, thence Southeasterly at right angles from said Avenue a distance
of 240.9 feet, more or less, to the Westerly line of France Avenue,
as the same is now laid out and constructed, thence Northerly along
V the Westerly line of said France Avenue to a point distant 1 foot North-
easterly as measured at right angles, from the above described course,
thence Northwesterly and distant 1 foot Northeasterly as measured at
rig1t angles therefrom to the center line of said Excelsior Avenue,
thence Southwesterly along the center line of said Excelsior Avenue
1 foot to the point of beginning, according to the United States Government
Survey thereof.
Subject to and excepting therefrom, however, that portion of street
taker. for Excelsi'3- Boulevard, and included in the condemnation
proceedings in the District Court of Hennepin County, Minnesota, and
recorded in Book 307 of Miscellaneous Records, Page 612, as shown
in deed Doc. No. 321214, Files of Registrar of Titles. Also Subject
to an easement for sewer purposes over and across a strip of land
ten (10) feet in width, extending from Excelsior Road to France Avenue,
of which the one (1) foot strip above described is a part, granted by the
Pure Oil Company to the Village of St. Louis Park, a municipal
corporation under the laws of the State of Minnesota, by instrument
dated April 4, 1948, recorded as Document No. 264172 in the office
of the Registrar of i itles in and for Hennepin County, Minnesota as
shown in deed D;,c. No. 321214, Files of Registrar of Titles.
Parcel 113. That part of Lot 1, Block 1, "Hankc's Minikanda Terrace"
and Df the Northeast 114 of the Southeast 1/4 of Section 6, Township
28, Range 24 described as follows: Beginning at a point on the Northwest-
erly line of said Lot 1 distant 3 feet Southwcstcrly as measured along
said Northwesterly line from the Northwest corner thereof; thence
N,rtheasterly along the Northwesterly line of said Lot-Vand same
extended, a distance of 78.3 feet; thence Southeasterly at right angles
distance of 190.1 feet; thence to the right deflection angle 121 degrees
45 minutes a distance of 92.5 feet more or less to a point on a line
_'sawn parallel with the Northeasterly line of said Lot 1 and distant 3
feet Southwcstcrly as measured at right angles therefrom said point
being 141.3 feet Southeasterly as measured along said parallel liric from
the Northwest line of said Lot 1, thence N-.rthwesterly parallel with

Subject to an easement for driveway purposes over the rear or
Southeasterly 14 feet of the above described premises and together
with an easement for driveway purposes over the following described
premises; Beginning at a point 3 feet Southwesterly as measured
along the Northwesterly line of Lot 1, Block 1, said "Ranke's
Minikanda Terrace", from the Northwest corner thereof; thence
Northeasterly along the Northwesterly line of said Lot 1 and same
extended, 78. 3 feet; thence Southeasterly at right angles a distance
of 165.3 feet to the point of beginning of the tract of land hereby to be
described, thence continuing Southeasterly in a straight line 24.8 feet;
thence East a distance of 48 feet more or less ba point on the West
line of France rtvcnue South, which point is 153.2 feet North as
measured along the. West line of France Avenue South and the East
line of Loot 46, Block 1 of said "Ranke's Minikanda Terrace" from the
Southeast corner of said Lot 46; thence North along the West line of
said France Avenue South 14 feet, thence West to the point of beginning.
The entire easement thus created is for the use and benefit of the owners
and occupants of all parcels bordering upon said easement their respective
heirs and assigns.

Terrace and that part of the Northeast 1/4 of the Southeast 1/4 of

the said Southeasterly line of Excelsior Boulevard distant 3 feet
Southwesterly from the point of intersection of said Southeasterly
