AN ORDINANCE AMENDING SECTION 6:176. 1
(RESIDENTIAL DEVELOPMENT UNIT) OF ORDIN-
ANCE 730, PASSED DECEMBER 28, 1959, EN-
TITLED THE ST. LOUIS PARK ZONING ORDINANCE
The City of St. Louis Park does ordain:
Section 1. That Section 6:176. 1 of Ordinance No. 730, passed
December 28, 1959, entitled the St. Louis Park Zoning Ordinance is
hereby amended to read as follows:
Section 6:176.1 Residential Development Unit. The purpose
of this section of the Zoning Ordinance is to establish provisions for the
granting of a permit to erect a multiple building apartment or institutional
project in relation to an overall design, an integrated physical plan and
in accordance with the provisions and procedures as provided in this ordinance.
The owners or owners of any tract of land within the "R-3", "R-4", or "R -B"
Use Districts may submit to the City Council for approval a plan for the de-
velopment unit or the owner or owners of any parcel in the "R" Use District
may submit to the City Council for approval a plan for development and
use of a tract of land for any institutional use permitted within the Use
District in which the land is located by making an application for a special
permit authorizing completion of the project in accordance with the plan.
The plan for the proposed project shall conform to the requirements of
the Use District within which it is located except as hereinafter modified.
Subd. 1. The tract of land for which a project is proposed and permit
requested shall contain not less than 1. 5 acres of land.
Subd. 2. The tract of land for which a project is proposed and permit •
requested shall not have less than two hundred (200) feet of frontage on a
public right-of-way.
Subd. 3. The proposed project shall be served by the City Sewer and
Water System, and fire hydrants shall be installed at such locations as
necessary to provide fire protection.
Subd. 4. No building shall be nearer than its height to the rear or side
property line when such line abuts an "R-1" or "R-2" Use District.
Subd. 5. No building within the project shall be nearer to another building
than one-half (?) the sum of the heights of the two (2) buildings.
Subd. 6. Private roadways within the project shall have an improved sur-
face twenty (20) feet or more in width and shall be so designated as to
permit the City fire trucks to provide protection to each building.

Subd. 7. No portion of the required twenty (20) foot road system
may be used in calculating the required off-street
parking space.
Subd. 8. No building shall be located less than fifteen (15) feet
from the back of the curb line along those tioadways
which are a part of the internal street pattern.
Subd. 9. The off-street parking requirement for residential
projects shall be one and three -tenths (1. 3) spaces per
dwelling unit.
Subd. 10. Space for recreational purposes may be required.
Subd. 11. For any such lands lying in the "R-4" Use District,
the provisions of Sections 6:101.2 and 6:104 may be
applied.
Section 2. This ordinance shall take effect fifteen days after its
publication.
